ADA & Accessibility Compliance: What Your Parking Lot Markings Must Include

Accessibility compliance in parking lots is not optional — it is a legal requirement for virtually every commercial property open to the public. Failing to maintain proper accessible parking markings can expose your business to complaints, regulatory fines, and civil liability.

How Many Accessible Spaces Are Required?

The number of accessible spaces required is proportional to the total stalls in your lot:

  • 1–25 total spaces: 1 accessible space required
  • 26–50 total spaces: 2 accessible spaces required
  • 51–75 total spaces: 3 accessible spaces required
  • 76–100 total spaces: 4 accessible spaces required
  • 101–150 total spaces: 5 accessible spaces required

Of those required spaces, at least one in every six must be a van-accessible space with a wider access aisle.

Required Markings and Dimensions

  • Standard stall width of at least 2.4 metres (8 feet)
  • Access aisle of at least 1.5 metres (5 feet) wide beside the stall
  • Van-accessible stalls require a 2.4-metre (8-foot) access aisle
  • Access aisle marked with diagonal hatch lines to prevent parking
  • International Symbol of Accessibility (ISA) painted clearly in the stall
  • Vertical signage mounted at least 1.5 metres high at the front of the stall

Proper accessible stall layout including access aisle and diagonal hatching.

Access aisles must be marked with diagonal stripes — an unmarked empty space beside an accessible stall is not compliant.

Common Compliance Mistakes

  • Faded ISA symbols that are no longer clearly visible
  • Missing or worn diagonal hatching in access aisles
  • Accessible spaces not on the shortest accessible route to the entrance
  • Van-accessible spaces with insufficient aisle width
  • Signage obscured by snow or landscaping

Canadian Compliance: The Accessibility for Manitobans Act

Manitoba businesses must also comply with the Accessibility for Manitobans Act (AMA), which establishes built environment standards for public spaces. Working with a striping contractor familiar with Canadian requirements ensures your lot meets both federal and provincial standards.
